A sample inspection report

Made up, to show the format. The building, units and findings are invented. A real report names the property and goes to one contact.

How to read it

Four columns, one rule

The dog points, the handler checks. If the handler saw nothing, the report says so, even when the dog showed interest.

  • What the dog did

An alert, brief interest or no alert. An alert alone is never called a finding.

  • What the handler saw

Live bugs, shed skins or nothing, from a look with a flashlight and a mirror.

  • Next step

Treat, re-check, or nothing. Treatment is quoted by whoever treats; we say which methods fit what we saw.

  • What a report is not

It doesn't promise a room is free of bed bugs. It describes the day of the visit.

About reports

What people ask about the report

Who receives the report?

The contact you name when you book, and nobody else. If your manager or owner needs a copy, you forward it.

When does it arrive?

In most cases the next business day, by email as a PDF. A large building can take longer, and we say so when we scope it.

Can my manager use it?

Yes. It is written so a manager or an owner can read it without a call. We don't give legal advice about who pays.
